WHAT DOES A BER RATING MEAN?

A1 - A3
Extremely energy-efficient. Little energy wasted. Likely to have excellent insulation and renewable systems.

B1 - B3
Good performance. Meets modern energy standards.



C1 - C3
Average. Often seen in homes built after 2000. Some room for improvement.
D1 - D2
Poor efficiency. Common in older homes with little insulation or outdated systems.
E - G
Very poor. High heating costs and significant energy loss. Likely to benefit from retrofitting.

How Long Is A BER Valid?
A BER certificate is valid for 10 years, unless upgrades are made to the home that could affect its energy performance.

What to Expect When You Book A BER
Booking your BER assessment with Hive Energy Consulting is simple and straightforward. Once your appointment is confirmed, you’ll receive a confirmation email on what to expect during your survey, along with a short checklist to help you prepare.

On the day, your BER assessor will carry out a detailed survey of your home. This typically takes 1.5 to 2 hours, depending on the size and complexity of the property.

During the visit, we review all relevant elements of your home’s construction and energy performance including insulation, windows and doors, heating systems, ventilation and any upgrades that may improve your rating. Measurements are taken and relevant details are recorded to ensure your assessment is accurate and fully SEAI compliant. Photographs are also required as part of the SEAI process — these are simply images of construction details and property elevations to support the BER assessment. Your assessor will ensure photographs are limited to relevant building elements only.

After the visit, all information is entered into the official DEAP software to generate your BER certificate and advisory report. If upgrades such as insulation, new windows or heating systems have been carried out, having documentation available helps ensure those improvements are fully recognised. Where upgrades can’t be verified, SEAI guidelines require standard values to be applied.
